Lead Safe Certification – NJ's NEWEST Lead Paint law
NJ’s NEWEST lead-based paint law went into effect July 22, 2022 and directly affects ALL pre-1978 rental properties. Multi-Family - Single family - Apartments - If it is rented for more than 6 months year and it is not exempt - it needs a Lead Safe Certification upon the first tenant turnover after July 22, 2022 or before July 22, 2024 if no tenant turnover occurs.
Lead Safe Certification requires a lead-paint inspection, (Visual &/or Dust wipes) by a NJ Registered and EPA Certified Lead Safe Inspection Firm- Such as HomeCheck!

A copy of the Lead Safe Certificate must be attached to the tenant's lease and owners will be required to provide copies of all Lead Safe Certifications (one per unit) and leases to the DCA inspector during their 5-year multiple dwelling inspection.

Failure to comply with NJ Lead Safe Certification requirements can incur fines of up to $1000 per unit per week.
