Evaluation of the unit’s interior, systems, and components, along with the accessible common elements that affect it.

A condominium inspection is different from inspecting a detached house. You own the interior of your unit and share ownership of the building it sits in, so my focus is on both: the parts you are directly responsible for and the common elements that affect how your unit performs.

Inside the unit I evaluate the visible and accessible structure, the electrical and plumbing serving the unit, the heating and cooling equipment, appliances, windows, and interior finishes. I look for the moisture intrusion, past leaks, and workmanship issues that tend to show up in attached housing.

I also examine the accessible common elements that influence your unit, such as roofing, exterior walls, shared mechanical systems, and drainage, and I explain which findings fall to you and which belong to the association. You finish knowing exactly what you are buying and where your responsibility begins and ends.
