Organic growth in a home is usually a symptom rather than the disease. Something is holding moisture (a roof detail, a grading problem, a failed flashing, a plumbing leak inside a wall) and the growth follows.
Decades of renovating properties taught me where that moisture tends to originate, and how to trace a stain back to its actual cause rather than simply noting that it exists.
I use infrared thermal imaging to identify temperature differences consistent with moisture behind finished surfaces, which helps locate conditions a purely visual inspection would miss.
