Phase inspections during construction (footing and foundation, framing, and final), catching defects while they are still accessible and inexpensive to correct.
New does not mean flawless. Defects get built into houses every day, and the best time to catch them is before they are covered up. Phase inspections let me look at the work while it is still accessible and inexpensive to correct.
Before the concrete is poured and backfilled, I check the footings, foundation, reinforcement, and waterproofing details that are impossible to evaluate once they are buried.
After framing and rough-ins but before insulation and drywall, I look at the structure, roof framing, and the rough electrical, plumbing, and mechanical work while every connection is still visible.
At completion I perform a full inspection of the finished home, the same as I would on any resale, and compile everything into a report you can take to the builder.
Catching an issue at framing costs a conversation. Catching it after move-in costs a renovation.
