Pool Inspections

I perform a “Deep Dive” pool inspection (pardon the pun) because pools can be deceiving.

A pool can look immaculate and be on its last leg, and another can look horrible and just need a little love, and believe it or not, the smaller photos here are all the same pool. Most pools fall somewhere in between, and telling the difference takes a seasoned, trained eye. Let me be the judge of that.

Hundreds of Points, One Detailed Report

Hundreds of points are inspected, tested, and observed. Whether you are a first-time pool owner or a pool pro, the report becomes an invaluable reference, for identifying the components, understanding how the system works, and knowing what to look for and what to look out for, now and for years to come.

Winterized Pools, Too

Even a winterized pool should be inspected. It is usually covered and can’t be run, but the parts, piping, mechanicals, and the pool itself can still be evaluated and a valuable report produced.

What's Included:

  • Adequate fencing, gates, barriers, alarms, and protective devices
  • Deck, steps, and surfaces leading to the pool in normal condition
  • Decks solid on all sides and separated from the pool wall perimeter
  • No standing puddles on the deck
  • Ladders, stanchions, chairs, and rails in normal working condition
  • No unpleasant odors or irritating fumes present
  • No physical damage apparent at the pool equipment
  • Drain grates visible from the deck with no apparent damage
  • Drain covers and water return inlets installed
  • Water clean and clear, no debris, discoloration, or visible algae
  • Water quality and chemical levels within acceptable ranges at last test
  • Water temperature measured and recorded
  • Heater type, efficiency, and BTU rating identified
  • Heater on a level, non-combustible base with safety devices installed
  • Heater bonding and grounding visible; installed downstream of pump and filter
  • Pool chemicals stored a safe distance from the heater
  • Adequate clearances maintained around the heater
  • Coping stones and tiles not chipped, cracked, or loose
  • Pool surface smooth, without visible defects or staining
  • Water level maintained for debris removal and continuous gutter/skimmer overflow
  • Skimmer weirs, baskets, deck covers, and flow-adjustment devices installed
  • Lights installed and operational; number of underwater lights noted
  • GFCIs installed; no electrical wiring passing over the pool or spa
  • Diving board free of defects or signs of repair, manufacturer visible
  • Filtering pump secured to its base and operating quietly
  • Hair and lint strainer basket clean of debris
  • Pipe type identified; pipes and fittings not leaking and adequately supported
  • No calcification, corrosion, or deterioration on piping
  • Air pressure-relief valves installed on all pressure filter tanks
  • Filter tanks accessible; filter brand identified
  • Clean sight glass or visual outfall of at least 3 feet provided
  • Filter tanks and hair/lint traps sealed and not leaking
  • System piping, filters, and components labeled, tagged, or color-coded
